

| CELEBRATORY LUNCH AT PERCY |
| We stopped at Percy for a birthday lunch this month, and left wanting more. We started with some refreshing mock-tails, alcohol free drinks- I tried their HAT TRICK, which contains carrot juice, spicy honey, lime, and ginger beer. I haven’t stopped thinking about it since! The birthday girl tried the ELEVEN UP, which has cucumber, kaffir lime, thai basil, and lemonade! Perfect start to our workday lunch. We both ordered the PERCY BURGER, made with local wagyu beef, Idaho cheddar, caramelized onions, with house sauce. Service, food, drink and ambiance was 10/10. We’ll be back soon! |
If you hadn’t already heard, let me be the first to tell you, the Spring market in Boise started earlier than usual this year. This is due in part to lower interest rates in January, which lead to an increase in mortgage applications and more pre-approved buyers in the market! That combined with a 25% decrease in home inventory compared to last year, means there are limited homes available for all these new buyers to purchase. This has produced fewer days on market for listed homes, and many homes receiving multiple offers again.
Interesting Ada County Data Points:
– Inventory shrank to its lowest threshold for single-family homes in 20 months with
resale home options slimming by nearly 140 listings compared to Jan 2023, down by 70 homes from Dec 2023
– Pending sales leaped to the highest number of new contracts since Jun 2023, an uptick of 132 signing compared to December
My February Update


I am so grateful to Shane and Jessa (left) who closed on their 3rd and 4th transactions with me in February. They were able to find a new construction home, who was offering amazing incentives, and made their new dream home a possibility! Their existing home sold with multiple offers (yes those are back)!
Jessa also referred me the sweetest first time home buyers Pat and Kiana, who were able to close on this completely remodeled home this month! After looking at 15 homes we knew this one was the right one, in a quiet neighborhood with no HOA and plenty of yard for their pup to play in! Everything but the landscaping was completed prior to the sale, and I can’t wait to see how they customize that this spring and summer!
Feeling so thankful to work exclusively for repeat and referral clients. A special thank you Shane and Jessa, who were my very first clients when I got into real estate, they have continued to trust me with their transactions along with their friends and family! Love you both so much!
